Why you need to list on the MLS

It’s no secret within the real estate world that agents who specialize in “listing” homes rely heavily on other agents to actually sell them. Why is that? Because the MLS (Multiple Listing System) does the heavy lifting for them. For the most part, sellers are unaware of this important fact and hire a traditional agent to list on MLS.

While agents love to create this aura of mystery about the MLS (and many sellers fall for it), there is nothing mysterious about it. In fact, even thought the internal workings of it are complicated, for the agent it’s quite a simple process to list on MLS. Here’s how it works.

Creating a new listing in 4 steps:

  1. Look up tax record by address and verify property owner name
  2. Enter all property data and publish it
  3. Upload the property photos and save
  4. Listing is syndicated to all popular realty websites

What happens after your home is listed on the MLS is where much of the “magic” happens. It’s called Syndication, and it seems to be a very controversial topic in today’s real estate business. For many brokerages, syndication is a bad word. They feel socially compelled to do it, but cringe about having “their listing data” out of their control.

Why does your home need to be listed on the MLS? Simple — EXPOSURE! The more buyer eyes that see it, the more likely it will get sold faster and for more money.

It’s funny to hear stories about agent’s listing presentations. Many agents tout that their marketing services are better than another agents because they get your listing “syndicated” everywhere. But the truth is all listings are syndicated, and whether you choose bad agent A or great agent B your property will be listed on all the same websites.

So why would any seller pay an agent 6% to list their home? Simple – because they don’t know any better.
