Kodak V570Your first change to make a great impression is your online listing. It’s really your first showing. With today’s buyers, it’s absolutely online, so make sure your photos reflect the best aspects of your home.

Here’s what you’ll need to do:

  • Use a higher resolution camera with powerful flash
  • Lighting is critical – Turn all lights on even if you’re taking photos during the daytime
  • Use a “wide-angle” lens — it works great!
  • Take a photo “tour” of your home to show online buyers around the place
  • Don’t bother with virtual tours or videos – Photos are the best

Buyers usually look at photos FIRST. They will click, click, click – Terrible photos? Move on! Trust me. I know from personal experience in looking for a new home myself. When I saw bad photos, I moved on to the next listing.

Things to do to prepare for photos:

  • De-clutter your home and remove furniture from crowded rooms
  • Get rid of all those nik-naks and family photos!
  • Rearrange furniture to get the best photos
  • Clean off the kitchen counters, leaving only essentials – make it shine
  • Repaint any dirty walls
  • Clean out the garage – Yes it’s for your CAR – lets buyers know theirs will fit in
  • Tidy up your landscape and backyard
  • Add color to rooms and your gardens
  • If you have a home office – clear off your desks for the photos!
  • Set the dining table for a party
