Getting Ready to List Your Home
Before selling your home with our flat fee listing service, your should prepare it for showings. We suggest a thorough cleaning and de-cluttering of all rooms, along with strategic staging of furniture to show off the size of the rooms. See what our clients are saying.
Take a look in all rooms to see if painting is needed, as this is one of the most cost effective ways to bring a drab or dated home to life! Use color to make your home shine, but stay away from extreme or bold colors.
We suggest “de-personalizing” the home by removing family photos, nik-naks, religious items, and any ethnic item such as pictures or statues. You want to make your home as neutral as possible so any buyer can see themselves living there.
You should also examine the mechanicals, basement, and exterior of the home for deficiencies that can be improved. Have your furnace serviced, and make sure there are no plumbing leaks.
To prepare for selling your home with our flat fee listing service, take room measurements and have important house details like taxes, lot size, and local schools handy. You can obtain information from your local town hall records, many of which have online services.

Complete the Online Listing Process
After your purchase, follow the link in your email receipt back to our website. From there you may get started with your new flat fee listing. The online flat fee listing process is detailed yet simple, and the entire process is completed on our website, so there is nothing to print, nothing to fax, and nothing to mail!
You’ll begin by choosing your property type, then completing the property data form. This gives us the necessary information to create your listing on the MLS.
Next you’ll review the listing agreement and electronically sign it right on our website, after you submit it you’ll immediately receive a completed copy of it in your email, so check it after and save it for future reference.
The last step is your property photos. You can use our easy online photo uploader, which makes it simple to send your photos in the correct order for proper placement in the listing.
Marketing Your Listing Online
After your listing is posted on the MLS your property will automatically be syndicated to Realtor.com. It will also be posted on dozens of real estate websites through a service we use called ListHub (Sorry, not available for Fairfield County MLS or Darien MLS listings).
This is where the magic happens! ListHub picks up your listing from the MLS through a system called IDX or Internet Data Exchange. All important information is translated into a listing profile and sent to major realty websites like Trulia, Zillow, Yahoo, and many more.
Most importantly, we will “Showcase” your listing on Realtor.com so it stands out. Showcased listings feature up to 25 photos, custom property description, headline banner, and neighborhood information. Statistics from Realtor.com show that showcased listings get almost 400% more page views.

We have great Client Support Center where you can request changes to your listing, upload new property photos, purchase upgrades, and access our Real Estate Forms Library. All changes to your listing must be submitted through our website support system because documentation is required.
Calls and handled in two ways. Buyers through Realtor.com can use our toll free number and your 4 digit extension. When they do, they are forwarded to your phone. If they call us, we offer them your phone number and ask them to call you.
Most often, buyers inquiring on your property will submit a “request for information” through a website using a simple form. These requests generate an email which is automatically forwarded to you 24/7, so you can respond directly to the potential buyer.
